Pricing your property correctly is crucial. You want to sell your property in a timely manner at the highest price possible. Current market conditions determine the value. Pricing too high or too low can cost you time and money. Realistic pricing will achieve a maximum sale price in a reasonable amount of time.

This report utilizes the market data approach to determine value. I will find properties based on recent real estate transactions with comparable features and in close proximity to yours. With this information we will develop a

Pricing Strategy.
There are important considerations. With any property there are certain factors impacting it's sale that are beyond our control and certain factors that are within our control. Those factors outside of our control include the location of the property, the finished square feet, types of rooms, the amenities that are in place, and the features that will necessarily transfer with the property. Those factors we can control include the appearance of the property inside and out, how aggressively we market the property and the price, including terms. It is critical for us to accept those factors that are beyond our control and to focus on pricing and property preparation.

The Local Market.
Our market is currently steady. Properties are not moving very fast but they are not languishing for months either. Given the current interest rate situation we should continue to experience relatively low mortgage rates and thus the market should remain steady for awhile. In response to the world situation, our local market could change dramatically in a very short period of time and flexibility in any Pricing Strategy is required. With all these considerations in mind we will develop a marketing plan.

First week on the market:
- Enter listing into MLS system and Realtor.com web site.

-Include listing on LibertyLakeRealty.com web site.

-Include listing on SnowbirdProperties.net website
- Put up "For Sale" sign.
- Install lock box.
- Schedule property photos.
- Review showing tips.
- Prepare property flyer/brochure.

Second week on the market:
- Invite local Realtors to tour home.
- Run ad in Sunday paper.
- Mail postcard to top agents.
- Review status with sellers.

Third week on the market:
- Hold Sunday Open House.
- Place Homes Magazine ad.
- Discuss comments from agents & prospects.

On-Going:
- Report weekly to sellers.
- Show property to prospects.
- Review price based on agent input & market conditions.

ASAP:
- Obtain an acceptable contract on your property!
