For all Buyers I develop an individual Buyer
Services Plan which may include: Locating and
previewing property - Showing
property - Assisting with
paperwork - Negotiating offers and counter
offers - Preparing and analyzing
a Competitive Market Analysis - Counseling
- Assisting with financing -
Providing neighborhood and school information
- Title and ownership research.
The duties of Confidentiality, Loyalty, Reasonable Care
and Diligence, Full disclosure and accounting, and Obedience
are incorporated into all these services.
Exclusive Services
I provide a class of Exclusive Buyer Representative
Services above the norm to a limited number of buyers.
Eligible buyers must not be working with another Agent
and must be financially pre-qualified. Due to market
conditions and the short listing time of the best properties,
these buyers must also be prepared to act to acquire
their desired property promptly. A Buyer Representation
Agreement is required and, depending on the level of
services needed, a retainer fee may be necessary. This
service is particularly suitable for those without the
time or means to access and research the local markets.
